A conveyancer being in a position to provide upfront information requires the selling client to instruct the conveyancer prior to the Estate Agent and then to be prepared to pay for the Land Registry and any other documents required for the upfront information and the fees of the conveyancer in order for the conveyancer to put the pack together. In my experience sellers just simply do not want to do this. The proposals do not take account of those that wish to move but do not wish to sell unless and until they find the right property to move to. The majority of sellers do not just want to sell they want to find their "dream" home. Conveyancing is not a product it is a service and save for the actual defined legal process the service will vary depending on any particular clients "seller or buyers) personal requirements.
